CHECK, CHALLENGE AND APPEAL YOUR RATES

Business rates payable on non-domestic properties affect most businesses. Where rateable values have been applied incorrectly by the Valuation Office Agency (VOA), the financial impact can be significant. We understand the issues faced by sole traders and companies when their rates have been set incorrectly and have the rating expertise to quickly recognise such inaccuracies.

The team at Eddisons have vast experience of challenging business rates across all industries – we cover a wide range of premises such as warehouses, factories, retail outlets and offices.

Can I appeal my business rates?

Eddisons advise businesses throughout the UK on whether a challenge against their business rates is necessary. Business rates are set by the Valuation Office and are based on their estimate of your property’s open market rental value.

The draft 2023 rating list has now been published by the VOA using rental values from 1 April 2021, this will change the rating valuations of many properties and could mean that the amount you pay in business rates increases on 1st April 2023.

If your premises has been incorrectly over-assessed, you have a statutory right to raise action against its level of value, therefore it is worth reviewing your revised value now ahead of you receiving your first rates bill for the period the 2023 – 2026 period. The process of challenging your business rates doesn’t need to be difficult. We can do the hard work for you, giving you peace of mind.

How to access business rates relief

Business rate relief is available for businesses in a wide range of circumstances; however, the business rates system is complex to navigate so it can be difficult to know if you qualify. Changing business circumstances can lead to business rate reliefs becoming available, if your property is undergoing building works, is partially or fully vacant, or affected by local disruption we could save you money.

We can review your rates payable to ensure you are not missing out on opportunities to lower your liability and by undertaking an appeal to trigger relief thereby reducing your business rates bill.

Business rates audit

Our specialist audit team could help you secure a business rates refund for undetected billing errors. We can even assist with properties that you no longer occupy. We can undertake this work on single properties or indeed whole portfolios, as required. There are no upfront fees for this service, only once you have received any savings as a result of the Audit do we charge a fee based on a percentage of the saving achieved.
