The property was originally constructed as 3 independent factory units fronting Princewood and Godwin Road as semi detached units which over time have been extended and combined together with a further detached factory warehouse unit constructed to the rear of the original developments. The combined industrial / ancillary space is in excess of 111,000 sq.ft (10,312 sq.m) on the original site totalling approx. 6.550 acres (2.654 ha). To the rear there is further expansion land / development land giving approximately 3.506 acres (1.419 ha) that gives a total site area of approx. 10.056 acres (4.073 ha). The expansion land had previously gained planning under application number 16/00011/DPA for the construction of 2 units totalling 37,675 sq.ft (3,500 sq.m).
