Initial planning advice
If a client wants to know the possibilities and opportunities that their land could be used for, such as commercial or industrial development, we can help with initial planning advice.
We review the planning history of your land, and any associated restrictions or constraints, to calculate the likelihood of securing planning permission for your desired use.
This service comes with a small upfront fee, which is immediately deducted from the cost of our planning application services once we ascertain that your application is strong.
Site appraisals
Using our local knowledge and national network of consultants, we can recall policy designations and local authority legislations, as well as advise on whether a planning application or Local Plan Site Promotion is the best option.
Our land appraisals are comprehensive and impartial; our experienced planning team considers a range of development options if you are undecided on how best to use your land.
Planning application advice
· Pre-application discussions - Eddisons has strong relationships with the local planning authorities, and we begin talks about proposed development projects with them early. This gives us time to address subjective issues like design and disruptions, to reach an agreement well before submitting the final application.
· Planning applications - Our experience has provided us with a great skillset to prepare and submit planning applications for various development projects, from large commercial schemes to small residential dwellings. The approach we take is ‘end-to-end’; it is of the most importance to us to guide our clients at every stage, coordinating with additional consultants as needed to ensure we aren’t affected by unforeseen challenges.
· Planning, design and access statements - We also produce Planning, Design, and Access Statements, which contextualise and expand on the application’s proposals. Once the application has been submitted, we keep in touch with the LPA to establish a strong relationship and encourage a positive outcome.
· Appeals planning - If the council refuses your planning application, we handle the appeals process through written representation as well as presenting at hearings and public inquiries, depending on the case requirements.
