A clutch of refurbished and new-build industrial units to let through Eddisons offers tenants the chance to be part of one of Cambridge’s limited industrial schemes in premises offered as combined as one of four individual units.
The scheme of four units, an overall total of 17,541 sq ft of light industrial/trade counter space, is at 8 Coldham’s Road - 1.5 miles east of Cambridge city centre and 3 miles south of the A14 - and where nearby trade counter occupiers include Howdens, Topps Tiles and Edmundson Electrical.
The scheme of three refurbished units and one new unit is on the site of the former Cambridge Snooker & Pool Centre which closed in 2019.
Unit 1 is the largest to let, offering space at ground floor and mezzanine level of 5,853 sq ft. Unit 2 is the smallest at 1,528 sq ft, with Units 3 & 4 at just over 5,000 sq ft.
All units are of steel frame construction with metal clad elevations, roller door access, loading areas to the front and dedicated car parking. All have WC & kitchenette facilities too.
The 8 Coldham’s Road premises are a short walking distance from Cambridge Retail Park on the Newmarket Road and the Beehive Centre which, while currently a retail destination, has planning proposals for transformation to become an office & laboratory complex in the coming decade.
Eddisons is the sole agent under instruction on the units at 8 Coldham’s Road.

“Each is an established industrial/trade counter location but it has been some time since any new and newly refurbished stock has come to the market to refresh the light industrial offer in the city.
