A self-contained two storey office building, with parking, on a key access point to Peterborough city centre that is set to gain from the proposed Station Quarter development is being marketed for sale or to let by Eddisons.
The 10,977 sq ft office property is at 35 Thorpe Road, opposite the proposed new second entrance to Peterborough railway station, south of Crescent Bridge, off Loverose Way.
The current occupier, Hunt & Coombs Solicitors has confirmed that they will be relocating to new offices in Peterborough.
Described by Eddisons as a ‘very rare opportunity’, the office is being offered with vacant possession either to let on a new lease at a quoting rent of £145,000 per year or for freehold sale at offers in excess of £1.5 million.
Currently, the office accommodation across the ground and first floors is a mix of open plan and cellular layouts, with meeting rooms, storage, kitchens and cloakrooms. There is parking to the front and rear for 42 vehicles but Eddisons advises that there may be scope to reconfigure the parking layout on the site which is over half an acre (0.611 acres).
Thorpe Road is the main entry point to Peterborough’s historic city centre and rail interchange from the city’s Parkway road system and, in turn, the A1(M) from the West.
The road is an established location for professional service occupiers - Eddisons has its Peterborough office at Number 33 - as well as Peterborough School (formerly Peterborough High School) and the city’s Registry Office. It is also a longstanding, high quality residential neighbourhood that has seen significant new housing development, on the former hospital site, blend in over the past decade.
According to Julian Welch, who is leading Eddisons’ agency on 35 Thorpe Road, it’s a much-prized location already, but looks set to be an even more coveted position when the Station Quarter is established.
On launching 35 Thorpe Road to the market, he said, “It’s a substantial office property which ticks a lot of boxes already for occupiers. It’s a central, yet accessible, location. It’s got its own parking, yet is right opposite the railway station with the bus station just minutes walk away too.
“It’s a property whose appeal can only gain from being at the gateway of the kind of commercial profile for Peterborough that the proposed Station Quarter development is looking to unlock.”
