A first floor office to let in an exclusive neighbourhood in Cambridge’s historic city centre offers occupiers the chance to conduct their business in what can be genuinely claimed as a ‘unique’ building in such a central location.
That’s the view of Eddisons, the sole agent under instruction on first floor offices at 5-7 Portugal Place - and on it has been working with a Cambridge academic & historian in preparing to launch the premises to the market this autumn.
The self-contained, 1,598 sq ft office suite has its own, discreet, private entrance on the ground floor of 5-7 Portugal Place - a tranquil, largely residential street with many famous past residents including Francis Crick of DNA discovery fame.
Built in the mid-1930s in the Modernist style inspired by the Bauhaus architectural movement, the building is one of few in this style in Cambridgeshire and is what Eddisons describes as a ‘stand out’ building among Cambridge’s famous colleges and older historic properties.
Originally built as a bookshop and gallery, the building was specially designed to maximise natural light while enabling a private, yet central location.
The ground floor space, with frontage on Portugal Place, retains its original remit as a gallery and exhibition space by the building’s current owners. The front of the first floor office suite overlooks the grounds of the ancient parish church of St Clement’s on Bridge Street.
The office accommodation is currently arranged as three private offices with a formal boardroom to the rear. There is a central open plan, sky-lit, reception area and two large ‘director-level’ offices at the front.
The agent advises that there is significant scope to re-arrange the layout to suit the new occupier’s preference.
In preparing to launch the offices at 5-7 Portugal Place to let, Eddisons has been working closely with a Cambridge academic & cultural historian whose research into the origins of the building - and its architectural and historic significance - has informed Eddisons’ understanding of the premises beyond its obvious city centre appeal to potential occupiers.
Ben Green, Director, Eddisons, explains, “Office space in the historic city centre that isn’t above a retail or restaurant unit or on a busy thoroughfare is not a frequent offer.
“This is an office that is off the beaten track, yet still accessible to all amenities in being in one of the city’s most exclusive neighbourhoods where residential, commercial, cultural and academic premises blend side-by-side.
“While not proscriptive, it’s an office space that would suit a professional services company with a premium offer whose client base appreciates a high level of discretion.
“Equally, it could suit a high-tech or innovation-led company or a business in the creative industries, such as an architectural practice or design studio.
“In fact, the office and setting is likely to appeal to any discerning business seeking inspiration from a working environment where there is space to work both collaboratively as well as privately, in a peaceful, well-lit setting that is distinct from the standard shared office spaces and buildings available in the city.”
“It’s a truly unique office offer rarely available in Cambridge.”
Viewing of the first floor office at 5-7 Portugal Place, Cambridge is strictly by appointment only through Eddisons.
