New warehouse instructions on key east ports corridor

Eddisons' Bury St Edmunds office has been instructed to market two separate warehouse instructions to let in Thetford, Norfolk.

14 & 14a at Lodge Way on the town’s Fison Way Industrial Estate provide 24,710 sq ft of modern warehouse and office accommodation across two companion buildings. The property sits on a secure site with a large concrete surfaced yard area with separate visitor car park.

Available to let by way of sub lease or assignment, the property is strategically located for access to the A11 and would be suitable for regional and national logistics operators.

To the south of the town at the popular Burrell Way Industrial Estate is Unit 10a Burrell Way, where warehouse and ground & first floor office space totals 22,011 sq ft on a site of just under an acre, including surfaced yard for loading and parking.

The open plan, 17,695 sq ft warehouse has four level access shutter doors to the front.

Burrell Way is on the London Road Industrial Estate where national occupiers include Howdens Joinery, Screwfix and Lidl. Acting jointly with Innes England, Eddisons are offering Unit 10a to let, available immediately by way of assignment or sub lease.

Thetford is an established industrial location in Norfolk whose commercial appeal has grown over the past decade, according to Eddisons’ local agency.

Simon Burton, Director, based at the Bury St Edmunds office, explained, “While Thetford always was an established industrial location on the Norfolk/Suffolk borders, the dualling of the A11 in 2014 raised the profile of the town’s commercial offer to investors and occupiers looking for accessibility to a road network connecting the Cambridge-Norfolk corridor with the East Coast ports of Suffolk and Essex.

“It’s a town with which we have had a long business association and is a key strategic commercial location within the region.

“These units to let on the Fison Way and the London Road Industrial Estates are just the latest industrial instructions on which we are acting in the town.”
