Residential Surveys & Valuations

At Daniells Harrison Chartered Surveyors we undertake surveys and valuations on residential property for a wide range of clients including private individuals, commercial clients and lending institutions.

  • RICS Home Survey  – Level 3

A comprehensive, tailored report, including a structural survey. Designed for large, older or unique properties.

  • RICS Home Survey  – Level 2

A complete diagnostic report, with option to include a valuation element, suitable for the majority of residential properties. The most popular report for buyers.

  • Residential Valuations

Residential Valuation reports may be needed for a number of reasons such as probate, CGT or matrimonial disputes.

Choosing between surveys

  • The RICS Home Survey – Level 3 (formerly the Residential building survey)
  • The RICS Home Survey – Level 2 (formerly the Homebuyer Survey)

An independent survey will help you to make a reasoned and informed decision on whether to go ahead with buying a property.

For homebuyers, arranging your own survey is the simple, cost-effective way to avoid unpleasant – and potentially expensive –surprises after moving in. In some cases, the surveyor’s report may allow you to renegotiate the price of the property.

Do I still need my own survey if I already have a mortgage valuation report?

Even if you are looking for a mortgage and, as a result, may be paying for a mortgage valuation report, it is still recommend that you arrange a survey by your own surveyor. (Both the Consumers’ Association ‘Which?’ magazine and the Council of Mortgage Lenders give this advice).

The mortgage valuation report is prepared for your lender – not for you, the borrower. It answers only the lender’s questions about whether the property offers suitable security for your loan. You cannot rely on it to answer the questions that concern your personal interests or to give you details of the condition of the property. Also, some lenders do not provide a copy of their mortgage valuation report.

Aerial Drone Surveys

We are one of the few RICS Chartered Surveyors in the South of England to hold the Civil Aviation Authority permission allowing us to fly and use drones for commercial purposes.

Aerial surveys are a cheaper and more efficient way of inspecting buildings that were previously only accessible by expensive lift platforms and can be used to complement many of our services including:

  • insurance reinstatement planning applications

Aerial Surveys Carried Out By The Experts

You can get an aerial “survey” carried out by non-surveyors but you still need to employ the services of a RICS surveyor to analyse and report on the footage or images. Choosing Eddisons incorporating Daniells Harrison Chartered Surveyors to carry out your aerial survey will give you the complete package and, because qualified RICS surveyors are piloting the drone (officially termed a UAV – unmanned aerial vehicle), we know exactly what to look for and where issues are likely to arise.

The drone gives us the opportunity to easily survey previously inaccessible parts of buildings, such as roofs and higher structural details. The high definition quality of the images and video enables us to analyse properties in detail and provide video and photographic evidence.

We are employing cutting edge technology using a Phantom 4 UAV with a 4k camera giving high resolution images and video.

We are able to offer aerial drone surveys in many locations across the South of England including: Hampshire, Isle of Wight, Sussex, Dorset and Wiltshire.

Our piloted UAV service is also available to capture video and high-quality images of property and land for marketing or publicity purposes.
