Project
After years of dissatisfaction with the managing agency that was installed by the freeholder, the residents group at Grand Ocean Estate appointed Eddisons as their managing agents.
The site – a Grade II Listed former hotel, with 251 luxury apartments across a further 6 buildings as well as extensive gardens, a gym, garages, and an NHS primary care space – is a huge project to maintain.
Since 2023, Eddisons’ Fareham Property Management team has taken on management duties across the scope of the Grand Ocean Estate including health and safety.
Approach
There have been a series of claims against NHBC as well as Fire Cladding issues with works undertaken, with grant applications progressed and legal matters dealt with efficiently. Whilst working alongside Kevin it was always felt that we, the Board, were doing the correct procedures alongside the prevalent Health & Safety which was never compromised.
Results
Creating an equal ground for leaseholders, owners and tenants and providers to field questions and suggest improvements has helped Grand Ocean Estate become a more cohesive and joined up community.
Additionally, with quarterly management reports and a great knowledge in legal matters, the management of the Estate has become smoother, allowing for growth in other parts of the business.
“I would not hesitate in appointing [Eddisons] with their field expertise, precise accounting, and ability to find solutions to everyday problems and to tackle with vigour issues such as latent defects, which in turn benefitted all leaseholders. This no doubt enhanced the overall status of the development.”
