Project
Following a formal procurement process, we were instructed by Doncaster Metropolitan Council to dispose of a number of lots at auction on their behalf. The lots consisted of three parcels of land, a former doctor's surgery, a former care centre and Unity House (a number of commercial office units).
Approach
On receipt of the instruction, each lot was inspected by a chartered surveyor for the purposes of completing a property appraisal.
Within 24 hours from the inspection, a written guide price and reserve price recommendation for each property was issued to the Council for consideration, together with an outline property report offered on a pro-forma report format.
Each property had different characteristics and potential. These were considered by our expert time prior to suggesting a guide price.
Reserve and guide prices were agreed with the client, and the properties were included in our Yorkshire & North East auction (held at Elland Road Football Ground, Leeds).
Results
Against a collective reserve of £466,500, we achieved sales of £888,000 – with a 100% sales success for the lots included.
