Our client, ILG, required a new warehouse for their e-commerce supply chain services.
ILG is the UK arm of Japan-based Yusen Logistics, and the new site will be a temporary home to Diptyque and other fashion brands before heading to consumers.
They were in need of somewhere that would suffice their transport requirements as well as their staff wellbeing. As a global brand, ILG and Yusen Logistics pride themselves on prioritising their workforce.
Eddisons was appointed to find an appropriate space for this company to expand their already-thriving business.
Approach
In keeping with our multidisciplinary approach, Eddisons was able to help our client from planning of the project to the construction delivery.
Our chartered surveyors completed a pre-acquisition building survey of the 180,000 sq.ft. warehouse
Once our clients were satisfied with the condition, we were appointed Employer’s Agent and began to build a project team to provide the extensive fit out. This included space planning, drawing coordination and liaising with the landlord and legal team with regard to Licence for Alterations.

Results
The warehouse’s distinguishing feature is the two-tier mezzanine, joined by a bridge link, connected to the main office and fire compartment stairwells. This ample space added an extra 80,000 sq. ft. to ILG’s new warehouse, which also houses toilets, a security room and satellite offices.
As with many retail warehouses, specific machinery and technology had to be considered within the space. Conveyor systems, goods lifts, pallet racking and packing workstations were all fitted, with battery charging and telecoms including fibre network and data cabling also installed.
The main office, sperate to the warehouse, was also fitted out to ILG’s standards. This space was equipped with a canteen, board room, multi-faith room, first aid room, IT comms rooms and reception with additional WC. Creating this hub away from the warehouse allows for ILG to show the breadth of their services in a holistic way that feels natural to them.
