Lease acquisition for Pinnacle International Freight in extending its freight forwarding & 3PL operations for its new customer business.
Eddisons was appointed by the Leicester-headquartered worldwide logistics firm to advise on lease acquisition to gain additional premises in the South East of England as a strategic location for the extension of its international freight forwarding & third party logistics (3PL) operation.
Approach
After Eddisons’ extensive research of the South East market and, in conducting initial negotiations on a number of potential options to meet the client’s requirements, 5,000 sq ft premises in Hemel Hempstead were identified and proposed.
Lease negotiations with the landlord’s representatives saw Eddisons recommend a Schedule of Condition as part of the new lease - this was successfully secured, with Eddisons’ Building Surveying department commissioned to undertake and produce it.
Additionally, Eddisons deployed its firm’s highways and transport consultancy’s professional expertise to achieve, within just 8 weeks, the formal Change of Use Class required for the Eastman Way premises from its previous use as Class B2, general industrial use, to Class B8, storage & distribution, in order to meet the client’s operational needs.
Results
Pinnacle International Freight has a base in its target location & a set of premises giving access key freight hub locations in the South East, such as Heathrow, and still have connectivity to its Leicester headquarters.
The robustness of the brief to the Eddisons' agency and the ability to call on other in-house professional disciplines, saw the client acquire the premises in January 2025 with operations scheduled to begin in March.
