We recommend these arrangements are reviewed in advance of the lease event (i.e. break or lease expiry date). It is advantageous to review this at least 12 to 18 months in advance to give the occupier ample time to review all options and have leverage to secure favourable terms.

This is known as a lease re-gear in which the landlord can extract income certainty and increase asset value by incentivising your continued occupation of space.
