Refurbishment / Redecoration – check your Liabilities
We are well into this year and sooner than you know it, it will be summer – we hope although with the never ending cold spell who knows!
However with summer fast approaching now may be the best time to consider some refurbishment or redecoration of your premises. Refurbishing your offices is great for staff morale, updating equipment as well as fixtures and fittings. Clearing unwanted material from industrial or warehouse units is a necessary function if only because it may well increase the efficiency of the space you are using.
However, putting staff issues to one side, within most commercial leases there is a positive obligation on tenants to redecorate their premises. Typically the exterior should be carried out no less than once every three years and internally at least one every five years. Quite often companies do not actually account for the requirements in the lease and invariably this can have a dramatic effect on the potential dilapidations liability at the end of the lease term as well as the premises looking neglected if work is not actually carried out at all – something that staff often pick up on and not a good image for customers.
