Businesses from across South Yorkshire were recently invited to discuss the highlights of 2021 and share their predictions for 2022 with Insider Media.

Adrian Lunn, head of Eddisons’ Sheffield office, shares his thoughts on the commercial property market, following a ‘rollercoaster of a year’ due to the challenges and economic uncertainty Covid has flung at the city.

“Since our launch we’ve been fortunate enough to work with a diverse range of clients that are helping to shape the future of Sheffield,” he said. “They include universities, local authorities, banks and government departments. In the summer we were appointed as an estate management services supplier to the Government’s national procurement framework, which means we can now deliver property support services to the public sector.

“Because the pandemic has changed work patterns, this is changing the nature of demand for city centre office space in Sheffield. We are seeing that it is very much down to individual organisations what their requirements will be as they adapt to living with the virus, and the professional firms we advise are taking many different approaches.

“Some will not desk-share, while others are looking at reducing their city centre footprint and opting for open-plan space in a suburban location with generous car parking. We’re continuing to see strong demand from developers for character buildings that will make interesting office refurbishment projects and we believe we may see grade A rents start to move up in 2022.”

Eddisons’ agency division, headed by partner Stephen Hawkins, operates from 9 offices across the UK including London, Cambridge, Peterborough, Liverpool and Leeds. The company have ambitious plans to expand into new locations through further acquisitions.

The Sheffield Property Market Review event, which returned to the city this month, hosted by law firm BRM and property consultant Eddisons, featured an analysis of the latest trends in Sheffield’s office and industrial markets in the face of ongoing Covid disruption.

Speaking to the property professionals attending the event, Eddisons director Adrian Lunn said: “There is still a great deal of uncertainty about the future shape of the city’s office market due to the changing economic landscape created by Covid.

“Work has changed for most people and to some extent it’s down to individual corporate cultures what their office requirements will be as they adapt to living with the virus.

“We are advising a number of professional firms and there’s a wide disparity between them in terms of what they require. Some will not desk-share and others are considering reducing their city centre footprint and opting for open-plan space in a suburban location with generous car parking.

“However we continue to see strong demand from developers for character buildings that will make interesting office refurbishment projects and we believe we may see grade A rents start to move up in 2022.”

He added: “It’s fantastic to take part in these events, which also highlight the exciting role that we are playing in the major changes happening in South Yorkshire as regeneration projects take shape and Sheffield becomes an even better city in which to live and work.”

James Parden, associate at BRM Solicitors updated the delegates on the legal changes and pitfalls that property professionals will face in the coming months. “One of the unfortunate consequences of the pandemic is the detrimental effect on landlords’ ability to recover rent arrears. We understand that the focus has been predominantly on tenants, but it is key to ensure there is a balance and not a weighting in the tenants’ favour.”

Eddisons becomes one of South Yorkshire’s largest property agencies with latest Sheffield acquisition

Property consultancy Eddisons has strengthened its presence in South Yorkshire with the acquisition of long-established Sheffield firm of chartered surveyors, Fernie Greaves.

The deal will see the expansion of Eddisons’ Sheffield office, which was launched in January this year, boosting the team to 13 and creating one of the largest property consultancies in the city.

The new city centre office is headed by director Adrian Lunn who left his role as Lambert Smith Hampton’s regional director for South Yorkshire and the East Midlands to establish Eddisons’ operation in the city. He was joined earlier this year by former LSH colleagues James Dale, who heads Eddisons’ Sheffield valuations team, and plant and machinery valuations specialist Abbie Hickman.

Lunn said: “Fernie Greaves is the perfect cultural fit for us, with more than 150 years’ experience in Sheffield and a multi-disciplinary approach, and we’re looking forward to welcoming George Thompson and his team as the latest addition to the growing Eddisons family.

“The acquisition marks the next step in our South Yorkshire expansion strategy and underlines Eddisons’ commitment to Sheffield. We have hit the ground running: having only launched the new office at the start of the year we are already working with a diverse range of clients in the region, including banks, universities, local authorities and government departments.”

This summer Eddisons was appointed as an estate management services supplier to the Government’s national procurement framework, Crown Commercial Services, enabling the business to provide property support services to the public sector.

Lunn added: “It’s exciting to be playing an instrumental role in the major changes that are happening in the region as regeneration projects take shape, making the city an even better place to live and work.”

Eddisons’ 13-strong Sheffield office offers a full range of services including agency, valuation, property management, lease advisory and building consultancy. The firm is set to expand its South Yorkshire operation over the coming months with further hires planned.

The acquisition of Fearnie Greaves is Leeds-based Eddisons’ second this year, after the firm acquired London chartered surveyors HNG in February. With further deals in the pipeline for 2022, Eddisons currently employs more than 300 people across 21 UK offices.
