Furnishings firm makes itself at home in new Peterborough premises

An independent home furnishings retailer has relocated to new premises in Peterborough in a move which saw the local agency of Eddisons incorporating Barker Storey Matthews  act on behalf of the landlord in the letting of the property.

At 1,428 sq ft (132.66 sq m), 31 Alfric Square sees Homesoft Ltd (also known locally as Upholstery Centre) now trading from larger premises than its previous unit on Oundle Road’s trading district, where it had been located for the past 25 out of the 30 years since it was established in 1990.

In seeking new premises, the upholstery, fabric, curtains, blinds and flooring retailer had wanted larger premises to meet the needs of its domestic and contract customer base who are, mostly, within a 15 mile radius of Peterborough.

Peter Beckerton, one of the firm’s co-directors, explained, “We had been looking for a larger unit for about 12 months before securing 31 Alfric Square for use as our main showroom premises and office base.

“As a local independent business who has been trading for so many years and, in having such an established and loyal customer base – in trade circles, in particular – our property requirements were quite exacting when it came to size and location.

“We are currently stocking our new showroom and are looking forward to opening for business soon.”

All’s well on completed letting

The Bury St Edmunds office of Eddisons incorporating Barker Storey Matthews  has completed a surrender and new lease granted which will see a health and wellbeing café in town centre premises previously used as a hair salon.

The new occupier has taken a new, 10-year lease on a 896 sq ft (83.24 sq m) A1 retail (Class E) unit at 8 Risbygate Street in the Suffolk market town – a location in which nearby occupiers include a music shop and a model toy shop.

One of the final deals of last year (2020) for the Cambridge agency of Eddisons now incorporating Barker Storey Matthews  saw PumpSmart Ltd – a supplier and distributor of specialist pump equipment – with a five year lease on two industrial units at the South Cambridge Business Park in Sawston.

The two units, 21 and 22, give the new occupier 1,349 sq ft (125 sq m) and 2,150 sq ft (199.71 sq m) of warehouse and offices premises in total.

South Cambridge Business Park offers all its occupiers an established business location that is well positioned for access to Cambridge itself as well as the M11. A11 and A14.

Former police station freehold sold

The freehold of the former police station and magistrates court in Newmarket has been sold through the agency of Eddisons incorporating Barker Storey Matthews for a sum in excess of £1 million.

Appointed to act on behalf of the office of the Police and Crime Commissioner (OPCC) for Suffolk and Suffolk County Council as the sole agent, the freehold of the premises and 0.31 acre town centre site, spanning Vicarage Road and Lisburn Road, was marketed and sold with outline residential planning permission to a property development company.

The Bury St Edmunds office of Eddisons completed the deal in mid-December (2020) after extensive negotiations which were lengthened by the Covid-19 pandemic and phases of business lockdown.

Commenting on the success of the freehold sale, Eddisons’ Steven Mudd said, “Notwithstanding the problems in the wider economy caused by the pandemic, the completion of the sale demonstrates the ongoing appeal of freehold property investment.

“Plus, also, the enduring attraction of the Eastern region for such residential development opportunities.”

Simon Burton, Director, Eddisons incorporating Barker Storey Matthews is Chair of Suffolk Chamber of Commerce in Bury St Edmunds.

As this is being written the UK and the European Union (EU) are in the final days of their negotiations over a trade deal.

Soon, we will all be, hopefully, clearer as to whether the UK has a bespoke arrangement with the EU or whether it will trade with the 27 countries under World Trade Organisation (WTO) rules.
In either case, things will be different for both businesses and individuals with regards to their interactions with the EU.
For Suffolk businesses, navigating the new arrangements will be made somewhat easier thanks to two trade business advisers who sit within Suffolk Chamber’s new policy directorate.
Koyas Miah and Mike Chapman have been employed by Suffolk Chamber of Commerce with funding from the Suffolk Public Sector Leaders’ (SPSL) group.
The SPSL has just confirmed that it will both continue with this important relationship and expand upon it as we enter a post-transition environment.
Over the next three years, this arrangement will allow Suffolk Chamber to support the continued strategic growth of Suffolk’s economy and business community and to support future local and regional business interests.
It will also allow the Chamber to expand the breadth and depth of what it can do to help Suffolk businesses and ensuring the team supports local businesses and fosters relationships with international markets.
They will also identify, encourage and foster relationships with EU businesses, provide tailored advice and support to Suffolk businesses looking to enter international markets, and protect local business interests which need to operate under the new rules following the UK’s exit from the EU.
In short, this opportunity will help the Chamber’s trade team promote and enhance Suffolk’s offer to the world, drive growth and investment and help local businesses navigate the new norms ahead.

Chamber research to date indicates that Suffolk exports nearly half a billion pounds per annum and it is therefore vital that we continue to support businesses from 2021 onwards.
