Liverpool investment properties to go under the hammer at Eddisons auction
Nineteen residential properties in the Wavertree district of Liverpool will go under the hammer at Eddisons’ next Manchester property auction, which takes place at Old Trafford on 8 December.
The properties, which are all tenanted and let to students, include a nine-bedroom property at 123 Garmoyle Road, with a guide price of £170,000, fully let and generating an income of £25,000 a year from its student tenants. At 4 Gresford Avenue, another eight-bedroom, fully-let property brings in a gross annual income of £25,152 a year and is guided at £160,000 to £170,000.
The 17 other rental properties also due to go under the auctioneer’s hammer range from, at the lower end of the scale, a four-bedroom terraced house on Fingland Road, with a guide price of £70,000 to £80,000 and an income of around £9,500, to a six-bedroom student house on Langdale Road, guided at up to £150,000 and with an income of £18,720.
Rob Limbert, director and auctioneer at Eddisons, said: “The large proportion of buy-to-let properties in this auction offers potential investors a good range of opportunities, generating some sound returns.
“Given the recent announcement of a 3 per cent increase in stamp duty on buy-to-let properties, from next April, we’re seeing a lot of interest from buyers keen to beat the deadline and I’m sure there will be some pretty competitive bidding on the day.”
Also included in the auction are a number of properties across the North West, including a two-bedroom terraced house in Burnley with a guide price of £15,000; a two-bedroom terraced house in Nelson with a guide price of £20,000 and a two-bedroom apartment in Warrington guided at £55,000.
In total, 90 lots of residential and commercial property and development land, across Yorkshire and the North of England – with a total guide price in excess of £9.5m – will be auctioned by Eddisons in Manchester and Leeds on 8 and 10 December.
The Manchester auction will take place on 8 December at The Ferguson Suite, Premier Inn, Sir Alex Ferguson Way, Trafford Park.
