Hunts agent instructed on freehold of mixed-use investment opportunity

The Huntingdon office of Eddisons incorporating Barker Storey Matthews is the sole agent instructed to market the freehold of a mixed-use commercial property with planning permission for a residential element in Sandy, Bedfordshire.

Shannon Court is a three storey building, totalling 1,372 sq m (14,770 sq ft), and is in the town centre. It comprises a ground floor retail arcade, and first and second floor offices and has an open courtyard.

The upper parts have planning permission granted for up to 17 one and two bedroom apartments.

Shannon Court connects a large public car park, at the rear of the property, to the town’s high street and is situated close to Sandy railway station which, on the East Coast mainline, has regular services to London King’s Cross.

Sandy is set for development in accordance with Bedfordshire’s local plan and, the agent adds, is a key location in ongoing discussions of the Oxford-Cambridge development arc.

The freehold of Shannon Court, High Street, Sandy is for sale with offers invited IRO £1.4 million – representing a capital value of £100 psf.

Matthew Hunt, of Eddisons’ local office, commented, “The appetite for property investment endures in the current economic climate.

“Set against historically low interest rates, bricks and mortar in good locations remain an attractive opportunity for investors looking to returns in the long term.”

Viewing of Shannon Court, High Street, Sandy is strictly by appointment only through Eddisons as the sole agent.
